Selling Your Property in Spain

Selling a property in Spain involves a series of steps, ensuring a smooth transition from listing to completion. Here’s a breakdown of the typical process:

1. Preparation Stage

Begin by gathering all necessary documentation related to your property, including the title deed, energy performance certificate (EPC), and property taxes receipts. It’s also advisable to engage a reputable real estate agent to assist you throughout the process.

2. Property Valuation and Listing

Your AMAZE. agent will conduct a thorough valuation of your property to determine its market value. Once the valuation is complete, your property will be listed on various platforms to attract potential buyers.

3. Marketing and Viewings

Our agency will implement a tailored marketing strategy to showcase your property to prospective buyers. This may include professional photography, virtual tours, and open house events. During this time, interested buyers will schedule viewings to inspect the property.

4. Negotiation and Acceptance of Offer

Once an offer is made, negotiations will commence between you and the buyer. Your agent will facilitate these discussions to ensure both parties reach a mutually beneficial agreement. Once an offer is accepted, the buyer may put down a reservation deposit to secure the property.

5. Sales Agreement

With the terms agreed upon, a preliminary sales agreement (contrato de arras) will be drafted. This legally binding document outlines the terms of the sale, including the purchase price, deposit amount, and completion date.

6. Completion and Finalization

On the agreed completion date, both parties will meet at the notary’s office to sign the final deed of sale (escritura de compraventa). At this time, the remaining balance is paid, and ownership of the property is transferred to the buyer. The keys are handed over, and the sale is complete.
